Planning Your Website Before Talking to Your Web Designer
And you do know your detail link leads to a porn site!!
1) Ask your client every single detail about his/her project, also his/her preferences
2) Depending on the market you need to make some googling and find good looking competitors websites, then you make screenshots and write down what you like of each one of them.
3) You need to think in a browsable, interactive, cool, reliable and easy navigation.
4) Your design will have to be search engine friendly ( coding, tagging, etc)

What I like to do whenever I get a new client, if possible, sit down with them and actually sketch it out. You'd be amazed how inept some people are at describing what they want graphically. I find sketching really helps eliminate confusion about what your client is looking for in a website.
But the other tips listed above are also very important!
THIS. A millionfold. I've encountered the exact same problem many times... and this is definitely the best solution.
I took a summer course this summer (I study advertising) and we had to work with a client who wanted to design his first website. Other groups chose to design several templates based on the specifications the client had given (which were "white backdrop, fancy lettering")... my group and I showed up with sketch pads and colored pencils and we won the account.

Yeah details about the project and the client's needs are the most important points before starting the projects. Otherwise you have to do the re-modifications all the time.
